- Getting started (working with banks, HML’s and Private lenders)
- Seeing a deal through the eyes of the lender (2 parts):
- Part 1 -how the lender looks at the property (how to present and define the property in the best way)
- Part 2 – How the lender views the borrower (and for this, I will dissect reading a credit report, DTI, etc. (how to present and define you as a borrower in the best way possible)
- Building your credibility and defining yourself to a lender: writing a business plan, writing a prospectus, having a raising capital website. Go over what you can do, and what you can’t do or promise potential investors/backers/partners (i.e. SEC violations, etc.).
- Break down the differences in lender types (advantages, disadvantages of banks, HML’s, Private lenders, equity partners), and the best places to find them.
- Finding alternative sources of money, and ways to market for money: joint venture with lenders, get lender to pair you with pre approved partners, turn family and friends into commissioned reps, gaining access to Roth IRA money, go through the steps to marketing for money.
